How Rent Studies Differ from Other Appraisals
The subject is the rent, not the sale price. The appraiser analyzes rental rates for comparable homes, adjusting for location, condition, size, amenities, and lease terms to arrive at a supportable market rent for the specific property.
Lease terms are part of the analysis. Furnished versus unfurnished, utilities included or not, lease length, and concessions all affect the effective rate, and the appraiser normalizes for them so comparisons are apples to apples.
Rental comparables require different research than sales. Rental data is less centralized and less standardized than sale records, and a professional appraiser knows how to find, verify, and adjust it so the conclusion actually reflects your market.
